Commercial Request For Funding
1. An Executive
Summary on the Property or the Project.
2. Monthly statements of operation for the most recent
twelve months, and for the past three years.
3. A brief description of the property, the type of
construction, and the year of construction. Include
pictures of the property and it's access way if they are
available.
4. A brief description of any capital improvements and
their costs, which have been made to the property over
the past four years.
5. The current rent roll, noting vacant spaces if any.
A. Multi-Family - Provide the unit mix, including the
type of unit - including the square foot, and asking
rents.
B. Commercial - Note vacancies, monthly base rental
payments, tax, insurance and CAM reimbursements, any step
increase, lease start and expiration dates, square
footage, and any arrearages owed by tenants.
6. Identify and provide a brief description of the
Management Company.
7. Identify and give a brief description of the borrowing
entity for this transaction.
8. How will the funds be used?
9. Proposal should be bound, and we need three copies.
10.Your information should be typed in 12-point font.
11.If this is an acquisition, please provide a copy of
the sales contract. If it is a refinance, include a copy
of the settlement statement and the current outstanding
loan balance.
New Construction Funding
1. Include an
Executive Summary of the Property.
2. Show the use of the funds and the amount needed for
construction costs, land acquisition, etc.
3. Identify and give a brief description of the borrowing
entity for the transaction.
4. A copy of any contracts, pre-sales agreements, or
existing loans or liens.
5. Identify, and provide a brief description of the
Management Company.
6. If this is an acquisition, please provide a copy of
the sales contract, the settlement statement, and the
current outstanding loan balance.
